4/22/2026–Clarification on Roof Pitch at Porches

The Architectural/Site Committee recognizes that certain homes within the subdivision incorporate lower roof pitch elements (e.g., 3/12) in connection with porch roofs.

To ensure consistency, the following clarification applies:

• The minimum 5/12 roof pitch requirement applies to primary roof structures over enclosed living areas.
• Lower roof pitches of a minimum 3/12 may be considered for:
  • Covered porches extending as cosmetic features and incorporating no more than 15% of living area
  • Entry features incorporating no more than 15% living area coverage

Such elements may be approved provided that:

• They are clearly secondary in scale and function, not necessary to the primary roof or main structure
• They are integrated into a broader roof design that is compliant with the primary roof pitch of a minimum 5/12
• The overall design maintains a high-quality architectural appearance consistent with the community
• The design does not create an appearance of a predominantly low-slope structure

Each project will be reviewed on a case-by-case basis.

This clarification is intended to reflect existing built conditions within the subdivision and to guide consistent future application of the Architectural standards. It does not constitute a blanket waiver of the minimum roof pitch requirement.
